- Set your listing price by utilizing area comparables, not based upon what you think, need or want. The market really doesn't care about anything other than what a buyer is willing to pay.
- We want to get you packing so start by putting personal collections and photos away.
- A fresh coat of paint has the power of that red dress for success, but don't paint red.
- Disclose material facts, especially the stuff you are tempted not to. Momma knows best and honesty is the best policy.
- Fix all running toilets, or risk flushing profits down the drain.
- Remember that "outside" is the new "inside." Show off all of your living spaces.
- Visit model homes (and my blog spot) to see how neutrality and spaciousness are made to feel so inviting. Make good use of light. High wattage light bulbs are your friend.
- Grind a lemon in the garbage disposal, take out the trash, but don't cover odors with sprays. If your Realtor tells you that there is an odor don't be a hater. Her honesty is in your best interest so hire her!
- If your thumb isn't green then display nice quality fakes or choose groupings of natural items. Always think in odd numbers when grouping, so pick 3 or 5. There are some really nice fake lemons out there but if you have kids beware. Fake lemons have been known to be used for things other than staging and can lead to consequences leaving mom pretty sour.
- Keep your day job. Hire an agent and assist them in doing what they do best.

Staging a Home, Before and After
Staging a home may not seem vitally important to some home sellers but if the truth be told, a home that is staged sells more quickly and at a higher price. The idea is to have a buyer view your home and be able to see themselves living there. That is easily accomplished with home staging. Following are a few before and after pictures of rooms that help accomplish this goal. When you put your home on the market it becomes a house and should always be at it's best even while you are living there. When the sign goes in the yard it's SHOWTIME!

This living room served the sellers as an office but by returning the space to it's intended use is better than showing your personal preference for the space. Highlight the features in the room such as hardwood floors and this transformation allows the focus to be on the features of the home rather than stuff.
Since our objective as a Realtor is to "get you packing", why not go ahead and get started. With much of the items packed away the room will appear larger. A cluttered room always seems small. Don't give a buyer a reason not to buy, but every reason to love your house and want to make it their home.

1. Touch
up all interior paint or repaint it completely in a rich designer color
with white trim.

Pressure-wash the exterior and
repaint the exterior trim, shutters and front door.
3.
Place a new friendly welcome
mat at the front door.
4.
Replace old exterior lights
with new contemporary fixtures.
5.
Clean all windows inside and
out.
6.
Repair or replace broken window
screens and bent frames.

Fix dripping faucets and
